To secure quality tenants including advertising, accompanied viewings, thorough reference checks, preparation and negotiation of contract, organisation of independent inventory (fee paid by tenant and landlord) and oversee move in procedure including collection of all monies prior to commencement of the tenancy. We are also able to offer referencing checks through specialist companies and, if required, subject to prospective tenant fulfilling relevant criteria, landlord rental guarantees through these referencing bodies. Rent Collection
By us every month, or in accordance with the rent payment schedule as agreed in the tenancy agreement, and subsequent payment into designated landlord’s account thereby keeping check on the regularity of payments. We are able to keep an accurate check on monies received on behalf of the landlord and pursue in the event of late payments We will deduct our fee quarterly and any pre-agreed disbursements in advance for this service. Essential/ Emergency Works
We are pleased to offer the services of our portfolio builders, decorators, plumbers and electricians for peace of mind in the event of essential or routine maintenance works and emergency call out (24 hour). The benefit to you not only being a guaranteed level of work, but also that charges are competitive and problems can be attended to quickly whilst the consequences of the problem remain minimal. Property Refurbishment

Property InspectionsFrom time to time it is beneficial for you to receive an up to date report on the condition of your property for example any evidence of problems developing, the interior condition, how tenants are looking after your investment plus suggestions to improve rentability in the future.
