Because we understand that our clients require different aspects of our lettings and management service, you select those services that best serve your needs which in turn are reflected in a flexible commission\fee structure.
Our lettings service
When you instruct us to market your property, we will work with you to ensure the property is compliant and "suited and booted" for letting purposes. * We will be pleased to assist with the organisation of any compliance works pre tenancy at the Landlord's cost by prior discussion.
Thereafter, our commitment to you is;
- to advertise your property through a variety of mediums
- accompany all viewings without exception
- secure quality tenants and reference accordingly
- We are able to offer landlord rental guarantees through specialist companies subject to prospective tenant fulfilling relevant criteria
- negotiate terms of the offer and prepare the contract for your approval
- organise an independent inventory
- oversee the move in procedure including collection of all monies and registration of deposit upon commencement
Residential property management
In essence we act in situ on your behalf to care for and maintain your property investment. With over 20 years of property management experience, in collaboration with our appointed team of accredited contractors, we offer our clients peace of mind, in respect of essential or routine maintenance works along with our 24 hour emergency.
Larger projects are undertaken by separate discussion through our refurbishment service
Rent collection
Offered in conjunction with our property/ portfolio management service or as a separate facility, our service provides;
- overseeing rent collection in accordance with the rent payment schedule as agreed in the tenancy agreement,
- subsequent payment into designated Landlord's account thereby keeping check on the regularity of payment thereby;
- keeping an accurate check on monies received on behalf of the Landlord and pursue in the event of late payments
Fees are deducted quarterly in advance for this service along with any pre-agreed disbursements if rent collection is in conjunction with our property/ portfolio management service.
